Our Client Testimonials
Adding a second story addition to our Santa Clara home felt risky until we signed with Lecut. They locked in our contract price before breaking ground, eliminating cost overruns. Their crew worked efficiently, completing structural framing ahead of schedule while keeping the job site spotless.
Our rotting porch in Palo Alto was unsafe, but Lecut completed a new composite deck building job in four days flat.
We had a great experience working with Lecut and Yari on our bathroom remodel. Yari was very responsive and easy to communicate with throughout the entire project, and Lecut did a great job with the installation and finishing work.
They were professional, reliable, and always willing to come back and take care of small details when needed. We're very happy with how everything turned out and really appreciate their hard work and attention to detail.
I had a consultation with Yari to discuss a potential home remodel. He spent a great deal of time understanding my goals, brainstorming different layout options, and explaining the pros and cons of each approach. I appreciated that he was thoughtful, patient, and transparent throughout the discussion. He followed up with a detailed summary of our meeting and a realistic preliminary estimate, which helped me make an informed decision. Although I ultimately decided not to move forward with a major remodel, I had a very positive experience working with him and would gladly recommend him to anyone looking for a knowledgeable and professional contractor.
LeCut will ensure you love your renewed home.
After beating out two other remodel bids, because of the team, vision, and value, Yari, Luis, and team transformed our outdated bathroom into a clean, usable, and comfortable space. Working with Yari was a great experience, since he personally ensured we were 100% satisfied with the results of the project. Communicating with the team was smooth and the team was clean and respectful with with the rest of our house. Prior to completing the project, Yari did a thorough inspection with us to identify issues with tile alignment and grout finish. Yari and Luis brought the team back to rework the fit and finish items quickly, leaving us completely happy with the space.
We needed a kitchen update and a complete bathroom renovation in a smaller home. They maximized the space without making it feel crowded. Cabinets, counters, and tile all look custom. Communication was clear from start to finish and there were no last-minute extras. The rooms feel new and well built.
We remodeled the kitchen and two bathrooms as part of a larger first-floor refresh. The kitchen now works for a family and the bathrooms feel like they belong in a nicer house. Attention to trim, grout, and hardware stood out. They stayed on schedule and the final walkthrough was thorough. Extremely pleased with the results.
Our master bathroom and kitchen were last remodeled in the 90s, so we finally hired LeCut. The walk-in shower, dual vanity, and new kitchen layout completely changed how we use the house. Our project manager was on site almost every day and handled the permits without us lifting a finger. Workmanship is excellent and they finished a week early. Couldn’t be happier with LeCut!!!
We couldn't be happier with our experience working with LeCut Construction. Yari, Luis and the whole team were great to work with throughout the process. They responded quickly to every question, concern or comment we had every step of the way. They completely remodeled both our bathrooms and we love how they both turned out.
Lecut Construction completed a full remodel of our kitchen and master bathroom plus beautification of our garage. Yari Bardugo presided over the operation with skill, attentiveness, and good humor. All structural work was totally robust – we could see the quality being built in. Work on the finish elements was where Yari really shined. He checked for our desired positioning of lights and switches and the height of grab bars. When we were uncertain, he offered helpful suggestions. Yari also orchestrated various resources within Lecut (electricians and tilers) and outside (asbestos removal and HVAC). If anything wasn’t perfect the first time, Yari helped us improve it. He came to visit nearly every day, and we enjoyed our conversations very much.
Residing in Santa Clara puts you close to such landmarks as Central Park, old houses in and around Old Quad, and the tech-driven areas around the Levi stadium. Our team realizes the desires of the homeowners in this region to grow without having to move out of well-known communities near work, schools, and transit corridors. We develop second story additions that do not violate the residential nature of Santa Clara and yet provide significant new living space.
The climate of Santa Clara is characterized by hot, dry summers, mild winters and consistent sun exposure which affects the construction materials and comfort within houses. Our designs will be made heat resistant, effective in insulation and the appropriate flow of air to ensure the comfort of upper levels throughout the year. We enable people to construct vertically with certainty by incorporating local insight and construction climate awareness.
Second Story Additions Designed for Style and Comfort
An addition of a second story must not only improve the appearance of your house, but also the living. We start every project in our team with a lot of planning that is directed towards durability, comfort and smooth integration. Our goal is to make the new level look like it has always been.
Architecture Balance and Design Flow
We create extensions that also conform to the architectural designs that are prevalent across the Santa Clara neighborhoods. Outside paint, roof lines and window positioning have been well synchronized to retain curb attractiveness. This makes sure your extended home is an addition to what is around it.
Relaxation-Based Interior Designs
Without proper planning, the upper floors are likely to trap heat, particularly when it is hot in Santa Clara. Our layouts promote air circulation and natural sunshine and minimize heat insulation. This strategy enhances daily comfort and usability.
Material Selecting and Energy Conservation
The materials that our team chooses are suitable in terms of functioning under the sun and changing temperatures. Windows are energy efficient and have high-performance insulation that assists in controlling the internal temperatures. These options ensure comfort and cost minimization of energy in the long run.

Second Story Additions That Maximize Living Space
The main motive of building upwards is usually to maximize space by the owners of the houses. Our team is concerned with clever designs that transform every square foot to be useful and comfortable.
- The personalized floor plans based on your lifestyle requirements.
- Structural reviews to facilitate vertical expansion safety.
- Top-story roofing and insulation which is heat-proof.
- Continued communication during building.
We are able to add space in an efficient and responsible manner by controlling all the details. The last walkthrough is to assure the customer that every new room is performing well in the climate of Santa Clara, and it is able to blend well with the other part of the house.
Turnkey Second Story Additions from Start to Finish
There are numerous elements of the management of a second story addition, but our team does it as a single coordinated process. We are efficient, communicative and accountable in planning and building. With less ambiguity, homeowners are afforded an easy experience.
Our team is also responsible for dealing with the complexities that come with the construction in Santa Clara, such as the local permitting and structural requirements. With the management of these details, we assist in preventing delays and ensuring that the projects remain on track with the expectations of the locals. We aim at providing a seamless experience and a quality completed area.
Our Second Story Approach Starts with Structural Integrity
Any successful second story addition is based on structural integrity. Our group starts by assessing the available foundations, framing and load bearing structures. This is essential in maintaining safety and performance in the long run particularly in a region that is affected by seismic activities.
Where we need, we strengthen and engineer solutions to match up with the modern building standards. Simultaneously, we are thinking about thermal performance to allow upper levels to be comfortable in hot summer and cool evenings. This moderation strategy enables us to provide additions that are robust, effective and durable.
Build Up with Confidence
Considering increasing Santa Clara homes at the expense of outside space? Our team will be willing to take you through strategically designed second story additions that will be constructed to suit local conditions.
The application of structural knowledge, sustainable design, and communication are what we combine to provide you with results that you can rely on. We should discuss the way to construct an upward plan to help your future.

The cost of a 20x20 addition, which is 400 square feet, varies significantly based on materials, labor, and design complexity. A basic shell addition might start around $80,000 to $120,000, while a fully finished room with high-end fixtures can exceed $200,000. For a more precise estimate, you should review our internal article Room Addition, which breaks down typical expenses like foundation, framing, roofing, and interior finishes. At Lecut Construction, we always recommend obtaining multiple quotes from licensed contractors in your area to account for local permit fees and site-specific conditions. Remember that unforeseen structural work or upgrades to your existing HVAC and electrical systems can add 10-20% to the final cost.
The 30% rule is a financial guideline suggesting that homeowners should not spend more than 30% of their home's current market value on a single renovation project. This principle helps ensure your investment aligns with the neighborhood's property values, preventing over-improvement that may not yield a return at resale. For example, in San Jose, if your home is valued at $800,000, a kitchen remodel should ideally cost no more than $240,000. Following this guideline helps maintain a balanced budget and protects your long-term equity. For a complete overview of planning your project, refer to our internal article titled The Ultimate Pre-Remodeling Checklist For San Jose Homeowners. At Lecut Construction, we always advise clients to consider this rule when setting realistic renovation goals.
For most homeowners in San Jose, Santa Clara, or Sunnyvale, adding a second floor is typically more expensive per square foot than building a ground-level addition. A vertical expansion requires significant structural reinforcement, including new foundations, steel beams, and upgraded roofing. It also involves complex logistics like temporary weatherproofing and moving utilities. In contrast, a single-story build-out is generally simpler and less costly because it avoids the need for heavy structural support and scaffolding. However, the best choice depends on your lot size, zoning setbacks, and budget. For a detailed comparison of design approaches, we recommend reviewing our internal article titled Statement Staircase Remodel Ideas, which outlines cost-effective strategies for both options. Lecut Construction always advises consulting a structural engineer to assess your specific property before deciding.
