Our Client Testimonials
Adding a second story addition to our Santa Clara home felt risky until we signed with Lecut. They locked in our contract price before breaking ground, eliminating cost overruns. Their crew worked efficiently, completing structural framing ahead of schedule while keeping the job site spotless.
Our rotting porch in Palo Alto was unsafe, but Lecut completed a new composite deck building job in four days flat.
We had a great experience working with Lecut and Yari on our bathroom remodel. Yari was very responsive and easy to communicate with throughout the entire project, and Lecut did a great job with the installation and finishing work.
They were professional, reliable, and always willing to come back and take care of small details when needed. We're very happy with how everything turned out and really appreciate their hard work and attention to detail.
I had a consultation with Yari to discuss a potential home remodel. He spent a great deal of time understanding my goals, brainstorming different layout options, and explaining the pros and cons of each approach. I appreciated that he was thoughtful, patient, and transparent throughout the discussion. He followed up with a detailed summary of our meeting and a realistic preliminary estimate, which helped me make an informed decision. Although I ultimately decided not to move forward with a major remodel, I had a very positive experience working with him and would gladly recommend him to anyone looking for a knowledgeable and professional contractor.
LeCut will ensure you love your renewed home.
After beating out two other remodel bids, because of the team, vision, and value, Yari, Luis, and team transformed our outdated bathroom into a clean, usable, and comfortable space. Working with Yari was a great experience, since he personally ensured we were 100% satisfied with the results of the project. Communicating with the team was smooth and the team was clean and respectful with with the rest of our house. Prior to completing the project, Yari did a thorough inspection with us to identify issues with tile alignment and grout finish. Yari and Luis brought the team back to rework the fit and finish items quickly, leaving us completely happy with the space.
We needed a kitchen update and a complete bathroom renovation in a smaller home. They maximized the space without making it feel crowded. Cabinets, counters, and tile all look custom. Communication was clear from start to finish and there were no last-minute extras. The rooms feel new and well built.
We remodeled the kitchen and two bathrooms as part of a larger first-floor refresh. The kitchen now works for a family and the bathrooms feel like they belong in a nicer house. Attention to trim, grout, and hardware stood out. They stayed on schedule and the final walkthrough was thorough. Extremely pleased with the results.
Our master bathroom and kitchen were last remodeled in the 90s, so we finally hired LeCut. The walk-in shower, dual vanity, and new kitchen layout completely changed how we use the house. Our project manager was on site almost every day and handled the permits without us lifting a finger. Workmanship is excellent and they finished a week early. Couldn’t be happier with LeCut!!!
We couldn't be happier with our experience working with LeCut Construction. Yari, Luis and the whole team were great to work with throughout the process. They responded quickly to every question, concern or comment we had every step of the way. They completely remodeled both our bathrooms and we love how they both turned out.
Lecut Construction completed a full remodel of our kitchen and master bathroom plus beautification of our garage. Yari Bardugo presided over the operation with skill, attentiveness, and good humor. All structural work was totally robust – we could see the quality being built in. Work on the finish elements was where Yari really shined. He checked for our desired positioning of lights and switches and the height of grab bars. When we were uncertain, he offered helpful suggestions. Yari also orchestrated various resources within Lecut (electricians and tilers) and outside (asbestos removal and HVAC). If anything wasn’t perfect the first time, Yari helped us improve it. He came to visit nearly every day, and we enjoyed our conversations very much.
Palo Alto houses tend to be built upon desirable and densely developed parcels adjacent to established residential streets, near iconic landmarks such as Stanford University, the HP Garage, and the Palo Alto Baylands Nature Preserve, and along transit corridors. A significant number of houses were constructed decades ago with a low level of interior flexibility and any form of expansion within the prevailing footprint is difficult. We deal with residential customers who wish to provide independent living space without compromising neighborhood density, privacy and building continuity.
The climate conditions in Palo Alto should affect the design and construction of the ADUs. Long days of cooling air and sun strain roofing, insulation, interior cooling plans, and colder nights and some cold winter nights are showing vulnerabilities of houses that are not well sealed. To make ADUs comfortable throughout the year, our team desires to create units that regulate the heat intake, facilitate air circulation, and be comfortable in small city areas.
How Zoning Rules Affect ADU Construction
The zoning regulations contribute significantly to the construction of the kind of ADU to be constructed in Palo Alto. To make the designs realistic and to ensure that they are within the limits, we make homeowners know these rules at the initial stage. Proper zoning knowledge avoids redesigning at a later stage that is expensive.
Lot Coverage and Setback Requirements
We consider the extent of property development that can take place without resorting to lot coverage. Obstacles affect location, facing and space. We have layout plans which do not exceed these constraints. Comfort and compliance is guarded by effective placement.
Height and Size Restrictions
Zoning regulations provide the height and the square footage that can be allowed. We create ADUs which seem open and purposeful even with these limitations. The height of the ceiling, the positioning of the windows and circulation are well thought out. Good design eliminates crowded interiors.
Parking and Access Consideration
The parking demands differ depending on the place and accessibility of transport. We determine the necessity of extra parking or not. The access paths and entrances will be coded. This information has an impact on approval and usage.
Having settled on lighting, consideration of size constraints and space utilization become the focus of attention of homeowners.

What Permits are needed for an ADU?
One of the most complicated aspects of the ADU construction in Palo Alto is permitting. We assist home owners in the approvals needed thereby making the timelines predictable. Documenting should be done properly.
- Planning and zoning permits are examined.
- Construction building permits.
- Electrical, plumbing and mechanical licenses.
- Fire and safety compliance authorizations.
- End checks and occupation signing off.
Dealing with permits in a proper way eliminates delays and rework. This is what we do to ensure that the projects are on track.
ADU Safety Concerns
Safety planning is a method of providing security to occupants of an ADU and simultaneously fulfilling the local building and residential standards. We also make safety measures part and parcel of the design process, as opposed to considering them as late additions to the construction process. Timely coordination assists in defining any possible risks to prevent them as expensive problems. Both planning will ensure that there will be a lower liability in the long term and also it will provide a more reliable living environment.
The separation of fire, evacuation pathways, and the structural integrity is properly considered and given priority at its early stages. The electrical and plumbing systems are made to comply with the existing residential codes and are made in the size sufficient to be used on a daily basis. By enhancing the quality of indoor air and avoiding damaged interiors through the use of ventilation and moisture controls, the long-term damage is eliminated. A combination of these factors forms a system to produce ADUs that will be safe, and durable.
Our Team is Aware of Local ADU Rules and Codes
The exposure to Palo Alto regulations causes a difference in the outcomes of the projects. We learn the interactions of local codes, zoning regulations and inspection. Such knowledge will enable us to make the proper plans earlier on.
Our team organizes the design, permitting, and construction in a way that complies. Heat resistance, insulation quality, ventilation are not regarded as add-on features. We have controlled each of the phases internally ensuring uniformity. The existence of that consistency enables the ADU projects to move forward in an efficient and predictable manner.

People Also Ask
The cheapest option for an Accessory Dwelling Unit (ADU) is typically a prefabricated or modular unit, often called a "garage conversion" or "junior ADU" (JADU). A JADU, which is limited to 500 square feet and can often be created within an existing home or attached garage, avoids the high cost of new foundations and extensive site work. Prefab units, built off-site, also reduce labor time and material waste. For homeowners in San Jose, Santa Clara, or Sunnyvale, CA, these options can significantly lower expenses compared to a custom-built, detached ADU. Lecut Construction recommends starting with a JADU or prefab model to maximize affordability while still adding valuable living space to your property.
When planning an Accessory Dwelling Unit, common mistakes include underestimating total costs, ignoring local zoning laws, and choosing a design that does not fit the property. Many homeowners also fail to plan for utility connections and proper setbacks. To avoid these pitfalls, we recommend reading our internal article titled ADU Designing and Planning, which provides a thorough guide on efficient design and planning. Lecut Construction emphasizes the importance of a detailed feasibility study before breaking ground. Rushing the permit process or hiring an unlicensed contractor can lead to costly delays. Always verify that your ADU meets all San Jose, Santa Clara, and Sunnyvale requirements to ensure a smooth build.
